PUTTING HUMPTY DUMPTY BACK TOGETHER AGAIN, AND OTHER RESERVE FUND STORIES

Many condo corporations are reaching an age where very costly and complex projects need to be completed. For some, the situation is further complicated by economic, practical and political realities in the condominium corporation. This session will provide guidance from an engineer, a lender and a court-appointed administrator on how to approach these complex projects gracefully. It will also discuss the pros and cons of special assessments and borrowing. Real world experience from a court appointed administrator will help attendees identify key indicators that may suggest that a corporation is heading down the wrong path. This session will be of interest to older buildings, but also newer corporations, who can learn from the experiences of these older condominiums to prevent a similar fate.
